Condensation on double glazed windows does not always mean the glass unit has failed. Moisture location matters: it may appear on the room-side surface, the outside surface or between the panes. Each pattern has different likely causes and responses.

Why Condensation Forms

Warm air can hold more moisture than cold air. When humid air contacts a surface below its dew point, water vapour condenses into droplets. Indoor humidity, outdoor temperature, glass temperature, ventilation, heating and household activities all influence the result.

Condensation on the Inside Surface

Room-side condensation often indicates that indoor humidity is high relative to the internal glass temperature. Cooking, showers, clothes drying, unflued heaters, many occupants and limited ventilation can add moisture. Double glazing may raise the internal surface temperature compared with basic single glass, but it cannot guarantee that condensation will never occur.

Condensation on the Outside Surface

External condensation can occur when the outer pane becomes cooler than the outside air’s dew point, sometimes after a clear cold night. It may be temporary and can occur with well-insulated glazing because less indoor heat reaches the outer pane.

Moisture Between the Panes

Persistent fogging or droplets inside the sealed cavity may indicate that the insulated glass unit seal has failed or that moisture entered the cavity. Surface wiping will not remove moisture trapped between panes. The unit should be inspected so the appropriate remedy can be considered.

Frame and Edge Condensation

Aluminium frame sections and glass edges may be cooler than the centre of the pane. Standard aluminium conducts heat, while a thermally broken frame reduces direct heat transfer between internal and external profiles. Spacer type, frame design, seals and installation also affect local surface temperatures.

Ways to Manage Indoor Condensation

  • Use exhaust fans during cooking and bathing.
  • Vent clothes dryers correctly and avoid drying laundry indoors where practical.
  • Provide controlled ventilation while maintaining safe security.
  • Use heating consistently enough to limit very cold internal surfaces.
  • Check for water leaks, blocked vents and unusually high indoor humidity.
  • Keep curtains and blinds from trapping persistently damp air against glass.
  • Seek building or moisture advice where mould or persistent dampness is present.

When Window Replacement May Help

Replacing single glazing with a suitable double-glazed window may improve internal glass temperatures and comfort. Thermally broken aluminium can further improve frame performance. However, replacement does not remove internal moisture sources or correct unrelated building leaks.

When to Seek Specialist Advice

Persistent mould, unexplained water entry, health concerns or widespread dampness may require a builder, building consultant, ventilation specialist or other appropriately qualified professional.
